At a glance

PD-T02
Audience
Owners of one to ten doors who want a person rather than a call centre.
Constraint
A small team with no case studies, no awards and no budget for a photography shoot in the first month.
Direction
Quiet and typographic. Large type does the work, and a small number of honest photographs carry the rest.
Starting point
Boutique management. Editorial typography, real team and local photography, concise positioning, owner fit, inquiry.

Decisions

03
  • Say the small number out loud

Rather than hiding a small portfolio, the page states the deliberate cap on doors per manager. Scale becomes the argument instead of the weakness, and the owners who want that find it immediately.

  • One photograph, used well

A single wide image at full width beats a grid of licensed interiors. The budget goes into one real shoot rather than twelve stock files that every competitor can also buy.

  • The contact form is the design

Six fields, visible labels, errors beside the field that caused them, and a confirmation that appears only after the message is actually stored.

Deliverables

05 items
  • Six pages built from two carefully different layouts
  • Team biographies with real portraits
  • An owner fit page that filters poor matches early
  • Rental and resident routes kept distinct from the owner route
  • A content guide the client can maintain without us

Concept homepage detail

The owner fit page asks a short set of honest questions and ends with either an inquiry form or a polite referral. A page that is allowed to say no.

The screen shown here is a detail of the concept homepage, at full fidelity. The behaviour described here is built into the site, not into this render.
