At a glance

PD-T01
Audience
Owners comparing three management companies in one metro area.
Constraint
Owners, renters and current residents all land on the same homepage and want completely different things from it.
Direction
Editorial and grounded. Wide measure headlines, real neighbourhood photography, thin rules instead of boxes.
Starting point
Regional authority. Owner led hero, local evidence, service model, proof, service areas, process, consultation.

Decisions

03
  • Three doors, not one funnel

Owners, renters and residents get a labelled path within the first screen. No visitor has to guess which part of the site belongs to them, and the owner path is never diluted by rental traffic.

  • Proof sits above the service list

Service lists are interchangeable between competitors in the same market. Local knowledge, response standards and a named team are not, so those come first and the list comes later.

  • Portal links are treated as product

Resident and owner sign in are persistent, separately labelled and verified destinations. Not a small link in the footer that teaches people to call the office instead.

Deliverables

05 items
  • Nine page types built from three genuinely different layouts
  • Owner inquiry flow with validation on the server
  • Service area pages carrying real local content
  • Verified resident, owner and application destinations
  • Colour, type and spacing tokens handed over as a documented set

Signature interaction

Concept homepage detail

The service area selector filters coverage without reloading the page and keeps the chosen market in the URL, so an owner can send a colleague the exact view they were looking at.

The screen shown here is a detail of the concept homepage, at full fidelity. The behaviour described here is built into the site, not into this render.
